Commercial/retail space


A small amount of commercial space will be available at the round-about in the center of OCEANWEST. Surrounded by single-family homes and near Central Park, the space is at the hub of the community, making it an ideal location for a corner convenience store, coffee shop, video store or other neighbourhood amenity.


Hotels

Oceanwest includes three waterfront hotel sites that will ultimately be home to up to 425 hotel rooms in total. These vary from a six-acre, 75-room, boutique hotel site immediately adjacent to the proposed 12th hole of the Jack Nicklaus golf course that is currently under construction, to one with 200 rooms on 16 acres. All three sites look south and southwest, with great views up and down the coastline. Besides the obvious opportunity of owning a complete hotel, these will most likely be developed with individual investors owning the strata title suites. These type of units allow an owner preferred access to the unit and, when not being used, would be in a professionally managed rental pool and provide a cash flow to the owner.


Guest Houses

The master plan includes provision for 10 guest houses, most of which will be on waterfront sites. The Guest House zone in Ucluelet allows for a main house with up to six rental rooms plus up to four 500-sq.-ft. cabins - providing the lot is over 1 acre in size. Vacation Rental

The VR-1 zone allows for two suites within the house to be rented on a nightly basis, as long as the owner or their representative lives on site. This can provide a very significant cash flow to the homeowner.


Resort Condominiums

The strata-titled suites will be available for owners to live in or for them to rent on a monthly or nightly basis. Of the two sites with this zoning, one is waterfront and the other is up a hillside with great views to the south over the Pacific Ocean.
